Included:

Modular Build: We build your home 100% complete in our climate controlled factory. Once design is approved and contract signed your price is locked in. No change orders ever!

Sitework*: We provide a full feasibility and zoning report as part of your purchase process. Once reviewed and approved by our Regional Contracting Partners, your price for local consturction is set (grading, foundation, utility connections).

Delivery*: Delivery is included in your purchase price. If there's an issue accessing your property, we'll notify you in advance of finalizing the contract price.

Excluded:

Installation*: Installation of your Modular Homes / ADUs is included in our price. This includes all the necessary equipment needed onsite to complete the install (cranes, forklifts etc.)

Sales Tax: Sales Tax is not included in the offer price. Local residents qualify for a reduced sales tax rate for purchases of Modular Homes/ ADUs. We will provide you that information at time of purchase.

Local Permit Fees: Local Permit fees are not included in the price and are payable directly to the local municipality that issues your building permit. We will provide you the estimated costs in our feasibility report.

Landscape: Hardscape and landscape is not included in our offering. We highly suggest you don't start hardscape or landscape work until the model has been installed.

Structure: Made from light gauge steel through the fully automated X Base 5 system, precision engineered Steel Frame Modular Building System.

Cladding: A charred cedar siding that showcases inherently beautiful wood grain, is maintenance-free and incredibly fire resistant. Available in a variety of our pre-designed colors.

Roof: TPO, (Thermoplastic Polyolefin), a heat reflective roof system ideal for energy conservation. A Single-ply roof system that forms a shield against ultraviolet rays and chemical exposure, with guarantees up to 30 years.

Windows & doors: Dual-glazed, insulated, low-e, maximum height exterior windows and doors.

Deck: Capped polymer boards featuring sophisticated, wire-brushed, low-gloss finish for an authentic wood look. Fade resistant, mold resistant, scratch and dent resistant. Meets all requirements as a Class A flame spread resistant product.

Cabinetry Finishes: optional

Cabinetry: High quality European style cabinetry. Constructed of solid wood and PB material available in select wood grain and solid color finishes. Includes soft-close hinges and integrated lighting.

Wall Finishes: optional

Walls: Level 5 Type skim-coated drywall. A fire-rated gypsum board pre-finished with a specially formulated skim-coat material to facilitate finishing to a Level 5 finish. This skim coat is factory-applied to provide a consistent and uniform finish.
